Anti-social Behaviour

My neighbour is making a lot of noise

As per the terms of the lease, loud noise needs to be kept to a minimum past the hours of 11pm. If you need to report a noise issue please contact your neighbour in the first instance as you may well be able to resolve the matter amicably.

If matters persist, please contact Crabtree and we will notify the owner. If things do not improve, you will need to report the issues to the Environmental Health – Noise & Nuisance department at Barnet Council.

Communal External Areas

What happens if the communal satellite dish is down and I get no signal?

On occasions the ‘booster’ system which carries the signal from the main dish/aerial fails and requires a call out from an independent contractor. If this is the case, please contact your estate manager who will be able to advise.

Communal Internal Areas

What happens if there are items obstructing the corridors and communal areas?

This can lead to disputes with the freeholder, other leaseholders or more seriously breaches of fire safety regulations, potential enforcement action or worse still hindering residents escape in the event of a fire. If, during a site visit, a Property Manager spots an obstructing object in the corridor, a notice card will either be posted through letterboxes or placed on the object itself.

Who owns the communal parts?

The corridors and common parts are effectively owned by the freeholder with the leaseholder demise starting at the front door of the flat. It is however often the case that leaseholders begin to take ownership of these areas by using them to store items such as pushchairs, bicycles and boxes, or they begin to claim the space around their front doors with door mats, plant pots or tables despite these areas not being in their lease and may become a serious trip hazard.

What are the fire safety rules for the communal parts of my block?

It is very important that the common areas are always kept clear. Should there be a fire anyone doing this may be held liable for any consequences that result. Any equipment that blocks the halls, stairs or landings cannot be permitted or condoned under any circumstances. Please read the Fire Action Board, located on the notice board for details. Should you have any questions about the fire procedures please speak to your Property Manager. To avoid a fire or trip hazard that may affect the safe evacuation of residents in the event of a fire, please follow the guidelines that we provide online.

Health & Safety

What is the FPRA?

The team are honorary consultants for The Federation of Private Residents Associations Ltd. The FPRA offers its members specialist legal, insurance, management, and building guidance. They represent and understand the interests of leaseholders seeking to set up a tenants’ association, existing tenants associations (recognised or not) and resident management companies.

Who heads the H&S team?

Head of H&S – Jonathan Gough. We’re here to help you should you have any concerns. Head of Health & Safety for the group is Jonathan Gough CMIOSH. Jonathan sits on the ARMA high rise buildings safety committee and the IRPM safety working group. Jonathan provides no-nonsense practical advice across the group, which ensures a safe environment for staff, clients and homeowners alike.

Does Crabtree have a H&S department, and what is it responsible for?

Our highly qualified Health & Safety team ensures that the latest legislation, policies and guidelines are adhered to, keeping your home safe, your investment protected, and your building compliant.

Maintenance

Who are the housing association units managed by?

The Housing Association properties are managed by Crabtree Property on Behalf of Notting Hill Genesis.

Am I allowed to put up my own satellite dish?

No, individual satellite dishes are not permitted on any area of the development as per the Terms and Conditions of Lease. A communal system has been fitted within each block to serve all residents satellite needs. If you would like to be connected to this system, please contact SKY for further information.

Terms and Conditions of Lease are as follows:
“9. Not to erect or permit to be erected any individual external radio or television aerial or satellite dish or any other similar apparatus in or upon the Property.”

I have no heating or hot water?

Check with neighbours to see if they are affected.

Eon have a 25 year contract to supply the heating and hot water to the properties on the pulse development, this system does not form part of the service charge and all issues will need to be reported to the Heat team at Eon on 0345 302 4312, alternatively you can email eon at the following address – ​heat@eon-uk.com.

I have no water or low water pressure?

– First check that you stopcock for your flat is not turned off.
– Search incidents in your area by checking Affinity Water’s website
– Check with neighbours to see if they are affected.
– Check the repairs log to see if there are any planned works.
– Contact Crabtree to log a call if you are still concerned and think we can help.

​If you have no water and you have to leave you property, make sure your taps are turned off so that when the water is reinstated whilst you are out of the property does not flood.

Miscellaneous

I have been a victim or witnessed a crime on site, what should I do?

You must report this to the police immediately and obtain a crime reference number.

  • Please advise the Police that there is CCTV on the development. Once an incident has been reported please provide the details to Crabtree, and we will arrange for the footage to be downloaded and dropped of by the guards to the local police station.
  • Please use the Site Plan to identify exact locations.
  • Please note the footage in question will not be provided to the residents but will be made available for the Police to assist with their enquiry.

A security guard patrols the site at various times during the evening. They are fitted with a body camera to provide additional security for the development and its residents.

We are currently using an app called Smart Tasks, whereby the security guards tap their phones at strategic places across the development during two pre-arranged site patrols. Every building is patrolled during these visits.

You  can fill in and send an anti-social behaviour incident report to Barnet Council.

Anti-social behaviour can have a significant influence on the lives of the victim and the wider community. It can impact an individual’s feelings of personal safety, make a neighbourhood an unpleasant place to live or work and greatly reduce quality of life.

What is Colindale Hospital Management Company Limited?

Colindale Hospital Management Company Limited was created in December 2010 by Fairview New Homes to manage the 1087 units of the development. Each property owner of the pulse development is a member of the Management Company.

The Management Company is responsible for the maintenance of the development which include things like the private road ways, public open spaces, play areas, landscaping, car parking areas, street lighting and drainage. ​

Security

How do I purchase a door entry fob or a vehicle gate remote?

To purchase a door entry fob or a vehicle gate remote, the cost will be as follows:

  • Door entry fob £35 Vat included
  • Vehicle gate remote £45 Vat included

Please note we do not accept payments over the phone. The cost for the above remotes will be added to the leaseholder’s/ Freeholders service charge.

We will require consent from the Leaseholder/Freeholder before processing any orders.

Service Charges

Where are service charge monies held?

All funds are paid into an account under the name Colindale Hospital Management Company Limited. Funds are held in a statutory trust account, which is specific to your development and protected by legislation. Money paid into this account can only be spent on your development.

When are service charges paid?

Service Charges are payable to the Management Company at the start of the financial year which commences on the 1st April of every year.

At the end of each financial year, a summary of expenditure is prepared by an independent accountant showing income and expenditure for your property. The statements are circulated to all members of the Management Company.
