Why has a parking scheme been introduced?

As per the planning application made by the developer with the local authority, some form of parking enforcement needed to be implemented to regulate the parking on the development.

 

What are the Parking Provisions?

Dear Residents,

Please note residents must only park in their allocated parking bays. Failure to do so will result in a parking fine and possible breach of the lease for repeat offenders, including an administration fee of £50 recoverable via the service charge.

Please see the parking references and visitor bays listed below:

PF – Private Flat Parking Only

32 – Shared Ownership Parking Only – (please note that these bays have been allocated to specific units & “32” is just an example)

NH01 – Allocated Housing Association Rental Parking only – (please note that these bays have been allocated to specific units & “NH01” is just an example)

DP – Disable Private Flat Parking Only

DPHA – Disabled Housing Association Parking Only

1hr £1.50p, 2hrs £2.50, max 3hrs £4 the space is not reservable call the number on the notice board or use the ”JustPark App”.

Disabled parking:

Kindly ensure you display your disabled badge and park in the relvent pay to ensure you do not receive a parking fine.

Kindly note CPM has provided each apartment with one resident permit. Permits are registered to the property, and to obtain a permit, you will need to fill out an application form attached.

Residents must return their application forms to UK – Car Park Management Limited with a COPY of your V5 Vehicle Registration Document or current Motor Insurance Document relating to the property address.

If you have lost your permit, you will need to contact the parking enforcement company UK-CPM Limited on the below number or email address:

Residents visitor scratch cards can be used in the parking bays marked PF on a first-come, first-serve basis. However, the scratch card must be visible at all times.

You will need to scratch off the day on the visitor card and display it on your dashboard. Visitor cards are valid for a year and are delivered before the start of the year, which is 1st April.

The visitor card year runs from the 1st April to – 31st March.

Visitor cards cost £100.00 for a replacement and can be obtained by UK-Car Park Management Limited. The cost for replacement visitor cards is set at £100.00 to deter misuse of the system.

There will be a small administration charge for the replacement permit costing £5.00.

Please note that according to the Terms and Conditions of the Lease, NO commercial vehicles or untaxed/unroadworthy vehicles are to be parked on-site at any time. Should commercial vehicles or untaxed vehicles be found on-site, they will be issued a parking ticket, even if a parking permit is displayed, or the said vehicles may be removed from the site in extreme cases via CPM.

Lastly, kindly note Crabtree do not make a profit or commission covering penalty tickets issued onsite.

If you have been issued a ticket and feel you have a genuine case, then we can only recommend you contact UK-CPM as soon as possible to appeal. To avoid any potential for tickets to be given in error, please ensure your permit is visible.

What do the abbreviation mean in the Bays?

PF – Private Flat Parking Only

How many permits am I entitled to?

I have lost my permit, what do I do?

I have parked outside of my bay and received a ticket?

If you have parked outside of a marked bay, you will receive a parking ticket regardless of the location on the estate.

Residents need to park in a marked bay at all times.

Do I have to display a permit in my allocated bay in the secured parking area?

Yes, all secured parking areas are enforced and leaseholders have a permit for their allocated bay which must be clearly displayed or you will receive a PCN.

Can I opt-out of the parking scheme for my allocated bay in the secured parking area?

You can opt-out of the parking scheme for your allocated bay in the secured parking area, we would strongly recommend against this as the parking enforcement is in operation for your benefit to restrict unauthorised parking in the secured parking areas.

How do the visitor cards work?

Should commercial vehicles or untaxed vehicles be found on site, they will be issued a ticket, even if permits are displayed, or in extreme cases removed from site.

What do you need to display to park in a disable parking space?

All you need to display in the disabled parking bay is a relevant ‘blue badge’ and your parking permit.

Do the Managing agents or Colindale Hospital Management Company Limited profit from Tickets Issued?

No, we do not issue the tickets ourselves and do not take a profit or commission for them. If you have been issued a ticket and feel you have a genuine case then we can only recommend you contact UK-CPM as soon as possible to lodge an appeal. In order to avoid any potential for tickets to be given in error please ensure your permit is visible.
