Window cleaning is carried out quarterly for each block, weather permitting.

Refuse & Recycling Bin Cleaning
Our appointed contractor, Wheelie Washers, are responsible for all refuse and external bin cleaning concerning all site bins, which is carried out quarterly as follows:

Our security team consists of two Security Guards who work on a 4 on 4 off rolling shift pattern.
There are 91 CCTV cameras in various locations around the development, which record 24 hours a day and 7 days a week. The footage is stored for 2 – 4 weeks, depending on the location of the cameras.
Security will use the CCTV cameras on-site to identify the following:
- Criminal activity (upon the Police request).
- Vandalism/damages of the Estate.
- Fly-tipping and improper disposal of all refuse.
- Suspicious activity and anti-social behaviour such as suspected drugs dealing, rough sleepers, scavengers etc.

Please note that all hot water and heating Issues inside the apartments unrelated to communal areas are not managed by Crabtree.
Crabtree only manages and maintain cold water systems. However, please note that if the fault is not communal related, it is the leaseholder’s responsibility to resolve it.
Cold Water Booster Pumps:
Cold Water Booster service and maintenance is carried out twice yearly by our appointed contractor, Willow pumps.

All lifts onsite are maintained by our appointed contractor, Schindler, quarterly.
Our lift specialist, Crook Associates, vets all Schindlers works and remedial quotes to ensure Pulse residents get value for money.
The lifts also undergo an annual insurance inspection carried out by Zurich loler engineers.
OUT OF HOURS
If a lift is found not to be working between 17:00 – 08:00, please contact Adiuvo at the email address or number below to ensure the required remedial works can take place swiftly.

- Automatic Opening Vents are all maintained to fire safety standards. – Bi-Annually

- Dry risers – Bi-Annually
- Fire Hydrants – Annually
